The purpose of this page is to given you a snapshot of what the BER ratings scheme is all about.

Does a BER Rating affect your house price?

''Homes with the highest A and B energy ratings, are now selling for 12pc more than lower-ranked properties around the country and fetching 16pc extra in Dublin.'' [link]

''According to SEAI, every step improvement on the BER scale adds ~ 1% to the home’s value. E.g. moving from G to B2 (which might be ~10 grade scale steps) could give around 10% increase'' [link]

So going by statistics found from Irish Sources the answer is absolutely yes,

a good energy rating will add value to your home. 

What is a BER?

This should rightly have been the first question asked, but the statistics caught your eye quicker than this boring explanation I bet?

A BER (Building Energy Rating) is an energy efficiency label for a home or building in Ireland, ranging from A (most efficient) to G (least efficient), showing how much energy the property is expected to use.

Did you know

As of 2024, over 1.4 million BER certificates have been issued in Ireland since the scheme began — that’s more than half of all Irish homes!

As of May 2024, there are about 941 Domestic BER Assessors and 224 Non-Domestic BER Assessors listed on the SEAI Register, spread across all counties. There are approx 17 domestic assessors registered in Co. Cavan alone.

You may think this is tough competition for The BER Guy but there are already delays with getting certs reported in certain counties and some suggestion that capacity is strained.

Whats the drive behind BER Assessments?

Ireland has a goal of retrofitting 500,000 dwellings to a B2 BER rating or higher by 2030.


Such large-scale upgrade works automatically require pre- and post-BER assessments for many homes. 

Want to know about Irelands emissions targets?

To hit EU / national climate goals, Ireland needs substantial energy savings, especially in the built environment.

The public sector has binding targets (e.g. 50% improvement in energy efficiency by 2030) and there are obligations under the EU Energy Efficiency Directive.

Legislation & Regulation

Increasing regulatory requirements: Every property sold, rented, or undergoing major renovations must have a BER certificate.
