What is a Building Energy Rating?

Energy Efficiency Score

A BER is a measure of a building's energy performance, rated from A (most efficient) to G (least efficient).

Energy Efficiency Regulations

A person offering a property for sale or rent on or after 9th January 2013, or their agent, must ensure that the energy performance indicator of the current BER certificate for the building is stated in any advertisements, where such advertisements are taken relating to the sale or letting of that building. See S.I. 243 of 2012 for detailed regulatory requirements and definitions.

Since January 2009 a BER Certificate is also required for existing dwellings that are sold or rented.

Energy Performance Certificate

The BER certificate provides a detailed assessment of a building's energy consumption and recommendations for improvement.

What is the cost of a BER Assessment?

The cost varies depending on the size and type of the building. Generally speaking the larger the net floor area the more expensive the assessment due to the time it takes to make all the necessary calculations

How long does it take to get a BER?

The assessment on site usually takes an hour and a half (again dependant on the scale of the property) and the certificate can be compiled within 48hours to a few days.

Is a BER required for selling my home?

Yes, a valid BER is required to sell a home in Ireland. BER certificates are valid for ten years so unless you altered the property either from a new extension or a new heating system a certificate less than 10years will still be valid.
